Project units by status, price and profit

How it helps

Advances until handover

Everything the customer pays before handover is an advance, not revenue; on handover day the revenue is recorded and the unit cost leaves the project.

Termination and assignment by addendum

Termination deducts its percentage of the contract price and the administrative fee and refunds the rest; assignment moves the installments to the new buyer with its fee, and nothing is deleted.

The cost and profit of each unit

The estimated project cost is allocated to units by area or by sale value, so each unit’s profit shows before it is sold.

How Real estate development works, part by part

Sales and collection

  1. Project, units and map

The project by phases, buildings and units with their status, and reservations straight from the unit map.

  2. Price lists and payment plans

Price per metre with floor, view and corner premiums, and plans with down payment, quarterly or monthly instalments, handover payment and maintenance deposit.

  3. Reservations

With a deposit and a deadline after which it lapses by itself — or converted into a sales contract.

  4. Sales contract and schedule

A contract with a discount ceiling per level and a schedule generated from the plan; whatever is paid before handover is an advance, not revenue.

  5. Collections, cheques and penalties

Payments settle the oldest dues first, cheques are tied to their instalments and collected on time, and arrears carry their penalty after the grace period.

  6. Addenda

Rescheduling, unit change, cancellation with its deduction and transfer with its fee — by addendum, never by deleting a document.

  7. Landowners

Units marked in the landowner’s name, or a share of every collection recorded as due and transferred by statement.

Delivery and after

  1. Costs allocated to units

Budget and actuals (land, permits, design, construction, supervision) allocated to units by area or sales value, so every unit shows its profit.

  2. Engineering modifications

A buyer’s request priced in a quote they approve, then a work order with its actual cost and invoice.

  3. Handover by record

Keys, rooms, meters, remarks and the buyer’s signature; on handover day revenue is recognised and the unit cost leaves the project.

  4. Owner services

Annual service fees per metre from handover, the maintenance deposit held in trust and transferred to the owners’ association by statement, access permits and residents’ requests.

  5. Buyer portal

Buyers see their instalments, payments and documents, submit requests and pay online.

  6. Buy, finish and sell

Apartments bought, finished and sold: each unit’s cost from purchase, registration and finishing, its price and its profit.

Broker network

  1. Brokerage firms and agents

Every firm with its supplier account, and its agents with their phone numbers.

  2. Tiered agreements

A percentage or amount in tiers by the unit’s rank in the period, and the projects allowed.

  3. Lead registration and protection

A lead is registered under the agent with their phone number and protected for 90 days; an existing buyer is “already registered” with no commission.

  4. Training and accreditation

Agents are accredited by attending training with a certificate valid for 12 months; an unaccredited agent’s commission is on hold until accreditation.

  5. Monthly statement and payout

Commissions due in a monthly statement per firm, with tax withheld and paid by voucher.
