How it helps

An addendum never touches the past

Any change to an active lease is an addendum with an effective date; invoiced claims after it get a credit or debit note for the difference.

Rent held in trust for owners

For managed properties the rent is held in trust for the owners and our revenue is the commission alone; the statement splits what is due by share.

Claims issue themselves

The invoice goes out days before the due date, overdue claims get their late fee after grace, and a registered cheque is applied to its claim automatically.

How Rentals and property management works, part by part

  1. Properties, units and owners

The property with its address and units, and its owners with their shares when you manage it for others.

  2. Lease contracts

New or old (Law 164 of 2025): term, deposit, annual increase, penalty, services and commission.

  3. Claim schedule

Each claim is issued by itself days before it falls due with the annual increase, its invoice ready.

  4. Collections, penalties and cheques

Partial collection settles the oldest first, the year’s cheques are collected on their claims, penalties apply after the grace period, and waivers need a written reason.

  5. Collector on mobile

A screen with the day’s claims for the collector to collect and print the receipt.

  6. Addenda, renewal and termination

Any change by an addendum with an effective date, plus renewal, termination and settlement from the deposit.

  7. Maintenance and handover

Maintenance charged to the owner or the tenant with its cost, and check-in and check-out records with meter readings.

  8. Management contracts and owner statements

In managed properties rent is held for the owners and our revenue is the commission; the statement splits what is due between owners by share.

  9. Leased premises

Premises the company itself leases under standard 49: the liability, the asset and the payment schedule.
